Land Values Plummet!

How does all this effect me?, you ask.

Well, if you live within the CLEAR RELATIVE RISK area (5 Kilometers), you will soon find out that according to the Valuer General that your land, your investment is now worth next to nothing.

It’s rare for Governments to acknowledge they are wrong, but this is what happened on 21 June 2012, when I challenged the Valuer General regarding the value of the land that falls within the Danger Zone of Teys Bros Beenleigh.

They acknowledged the Danger by devaluing the land between 80%to 90%. YES 80% to 90% GONE!!! 

So if you have bought within the Devine Alberi Park Estate, the Stockland Vale Estate or the Lend Lease Woodlands Estate, you can kiss your investment goodbye.

The best example is 96 Teys Road, a two story Brick Home, 3 Bedrooms, 2 Bathrooms, Swimming Pool and Tennis Court, 2011 Unimproved Value $395,000; 2012 Unimproved Value $40,000! a drop of 90%.

    The documents you have attached do not demonstrate 90% drop in value… Where are those numbers coming from?

    My research indicates that it has dropped by $25,000 and that is in-line with many areas across QLD, regardless of proximity to cattle.

      During the 2010-11 year i refused to pay rates and challenged the values in court. Before court the Queensland valuer General offices reduce my unimproved values. The documents posted are the results of that court case. From $435,000 to $80,000 is a 82% reduction, from $395,000 to $40,000 is a 90% reduction.
      I am not sure where you got the $25,000 from.

      Once these values are set in the next round of State Valuations, values will drop.

    I agree with Franko. These documents don’t show the values you are claiming. Unless you can provide something that states that the value has dropped from $395,000-$40,000, I’m going to say that this is hyperbole.

    Teys Beenleigh will probably reopen in 5 years time with workers from Asia and the Middle East. Foreign workers love buying cheap real estate and breeding, so the future looks great for Beenleigh. Keep up the goos work

    Hello,

    I live in Lima street Holmview, too frequently at night when there is a breeze all you can smell is the foul air coming from Teys Brothers. I drop a mate off to Beenleigh almost every afternoon and again, all you can smell is the foul air from Tey’s Brothers. How is it that a place like this can pollute the air with this foul stench and normal citizens can’t even paint a car or have chemicals that could be smelt 6 doors down.

    Is there anyway of mobilizing a campaign, or getting some local and state mp’s to observe this smell and get them to comment on record that this is acceptable to inflict this smell on 1000’s of residents. Some nights I have to sleep with all windows closed – this is not on.

    Have you tried the angle of the smell drifting to residents – is this not an epa issue? I heard rumors that they have sold and were going to move but internet searches don’t show this up. Have you heard that this is the case?

    Happy for this info to be posted on your website, again it would be great to get some more action going to rid the place of these pricks.

    As the person who lives at this address that’s is not the case of why the house is so cheap it is just land value.

      It was brought for 950 sold at 510 due to a deal made maybe someone bought the other person out but then again its not my place to say
